Dense development is coming to Dunlop Street West and Henry Street near Highway 400 in Barrie.

City councillors gave initial approval Wednesday night, with no discussion, to a rezoning needed there to build 16 storeys of 124 residential rental apartments, along with ground-floor and second-storey commercial space.

Arten Development Group wants to rezone 284 and 286 Dunlop St. W., 119 and 121 Henry St. from general commercial and residential multiple dwelling first density to mixed-use node with special provisions, hold. 

The special provisions include permitting a maximum building height of 51 metres, instead of the 25.5 metres allowed.

These 0.87 acres are along the Dunlop Street intensification node and within the Anne Street/Dunlop Street intensification node. 

This property is located on the north side of Dunlop Street West, east of Highway 400 and west of Anne Street, within the West Village Historic Neighbourhood Area. 

The land is occupied by a two-storey commercial building and parking area fronting onto Dunlop Street West, and two 1.5-storey, single-detached residential dwellings fronting onto Henry Street.

This development does not include defined affordable housing units, according to city staff, but it does introduce new rental units into the local community, which diversifies housing options through units of a more affordable nature. 

The city projects property taxes on this property would increase from the current $23,455 to $530,000 per year through the proposed development.

This rezoning could be considered for final approval by city council at its March 27 meeting.
