From owning an island to a historic inn, the Highway 11 corridor in Northern Ontario has a number of unique properties for sale right now.

As the real estate market in the northern continues to evolve, the current listings reflect both the area’s historical significance and its appeal to those seeking unique or secluded real estate.

A 0.7-acre island on Sesekinika Lake is listed at $99,000. Accessible only by water, this undeveloped island has been on the market for 12 days, with annual property taxes of $240.

The iconic Kenogami Bridge Inn, located between Englehart and Matheson, is listed for $900,000. It has been on the market for 49 days, with annual property taxes of $3,000. According to the inn’s Facebook page, the current owners took over in May 2021.

A 730-acre blueberry farm in Kirkland Lake is listed for $3.49 million. It includes a tree nursery and has been on the market for 118 days, with annual property taxes of nearly $8,500.

The cheapest home currently available along Highway 11 is located in Cobalt and is listed for $39,000. The listing reflects the land’s value and the property is sold "as is,” according to the listing. It has been on the market for 29 days, with annual property taxes of $830.

On the flip side, the most expensive home on the market is located in Iroquois Falls at Big Nellie Lake.

A waterfront mansion on 2.96 acres, located on its own island, is listed for $1.19 million. The property features a guest cottage, sauna and two private beaches. It has been on the market for 42 days, with annual property taxes nearing $11,000. 

Market overview

According to the Timmins, Cochrane and Timiskaming Districts Association of Realtors, the housing market in Northern Ontario has seen notable changes since last year.

In July 2024, the average price of homes reached $306,780, marking a 20.5 per cent increase from the previous year. Active residential listings numbered 571 units on the market, an increase of 41 per cent compared to July 2023.

The average list prices in towns along Highway 11 vary:

  • Kirkland Lake: $240,000
  • Cochrane: $129,000
  • Matheson: $198,000
  • Iroquois Falls: $449,000
